Rental and management variable price

This package is suitable for those who want a complete management of the rental process and follow-up of the tenancy. In this package, the establishment fee is deducted from the first rent payment.

Inspection and marketing of property

Inspection and determination of the correct market rent. We prepare prospectuses and advertisements to ensure a good presentation of the property, and we provide targeted marketing. Here we find the solution that best suits your or your properties and desired needs.

Viewings
Once the property is prepared and presentable, your real estate agent will ensure the execution of viewings. We follow up with interested parties, followed by thorough reference and credit checks of the potential tenant(s), which provides us with the basis to select the right tenant(s).

Establishment of the lease agreement
The establishment covers legally required information gathering, contract meetings, follow-up of interested parties, ordering of a photographer, as well as the creation of the lease contract. We establish the security for the lease agreement. It is conveyed through Tenant Insurance provided by IF or a cash deposit.

Insurance through IF Rental Insurance
If Utleiemegleren has managed the rental agreement from the start, IF rental insurance is included in the management agreement. As a management client of Utleiemegleren, you are then insured for financial loss when renting out property.

Management of the lease

The management fee covers all events in the ongoing lease. This includes all communication with the tenant, sending out monthly rent invoices, reminders/warnings for non-payment, handling terminations and eviction notices that do not require special legal expertise.

The package also includes handling of any complaints, management of deposits/security in case of default on rent, damages that must be covered, advance payment of rent for up to two months provided that security has been arranged in the lease, assistance with common rental assessments, and the premium for rental insurance.

Moving in and out
Inspection is an important initial and final step in the rental relationship. It is a security for both the landlord and the tenant that we are involved in the moving in/out process. This is to uncover the condition of the property with a subsequent move-in and move-out report, as well as photos.

In addition to this, we terminate the security deposit, read the electricity meter, and ensure that keys are returned. Should there be any claims after the rental period, our lawyers and property attorneys will be able to assist.

Prices:

Establishment of the lease: 62.5% of one month's rent

Viewings: 1,000 NOK per viewing

Marketing package: 2,900 NOK

Management of the lease: 10% of monthly rent
